Frequently asked questions

A first-time buyer is someone who has never owned a property. If you’re a first-time buyer, you can get exclusive mortgage deals to support buying your first home and help you get on the property ladder.

Once you’ve owned a home, even if it’s sold, you can’t get any more first-time buyer benefits.

You’ll typically need at least a 5% deposit. A larger deposit (10% or more) could give you access to better mortgage rates. Depending on your deposit size, we can offer flexible options to help you buy your first home.

The amount of tax you pay depends on where in the UK you are buying. While often called "Stamp Duty," the official name and rates vary by region.

England and Northern Ireland: Stamp Duty Land Tax (SDLT)

In England and Northern Ireland, first-time buyers pay no Stamp Duty on properties up to £300,000.

  • Up to £300,000: 0% tax.
  • £300,001 to £500,000: 5% on the portion above £300,000.
  • Over £500,000: You cannot claim first-time buyer relief. You will pay standard residential rates starting from the £125,000 threshold.
  • Important Fact: If the property price exceeds £500,000, your tax calculation changes from first-time buyer rates to standard residential rates.

Scotland: Land and Buildings Transaction Tax (LBTT)

In Scotland, first-time buyers pay no LBTT on properties up to £175,000.

  • Up to £175,000: 0% tax (includes first-time buyer relief).
  • £175,001 to £250,000: 2% on this portion.
  • Over £250,000: Standard LBTT rates apply.
  • What is LBTT? It is the Scottish equivalent of Stamp Duty, paid to Revenue Scotland.

Wales: Land Transaction Tax (LTT)

In Wales, there is no specific first-time buyer relief, but you pay no LTT on properties up to £225,000.

  • Up to £225,000: 0% tax.
  • £225,001 to £400,000: 6% on this portion.
  • £400,001 to £750,000: 7.5% on this portion.
  • Over £750,000: Higher bands of 10% and 12% apply.

What is LTT? It is the Welsh version of Stamp Duty, paid to the Welsh Revenue Authority.

We check property records and your financial history. We also check your application details, so you’ll need to make sure you provide accurate information on your mortgage application to get first-time buyer benefits.

This relief reduces stamp duty or equivalent taxes for first-time homebuyers to help make buying more affordable. How much you save depends on where the property’s located in the UK.

If you’re a first-time buyer and you’re planning to buy a home to live in as your main or only residence, you could buy a home for up to 50% less than its market value with the first-time buyer scheme.

We offer mortgages compatible with first-time buyer schemes like Help to Buy, which can help you access lower deposits and government-backed mortgages.
